Application
Interested Allottee will submit application on the prescribed form duly signed by him/her along with booking/down payment money. Jubok Housing & Real Estate Dev. Ltd. reserves the right to accept or reject any application without assigning any reason.

Allotment
Allotment will be made on first come first serve basis. On acceptance of application and booking money, Jubok Housing & Real Estate Dev. Ltd. will issue an allotment deed of agreement to the applicant on receipt. According to this agreement he/she will start making payments as per the schedule of the payments. If Allottee desires to make a one-time payment then he/she will be entertained with substantial discount. Allottee will have no right to transfer the allotment to the third party until the full payment of installment is made.

Rules For Allotment

  • Allottee will have to pay 100 Tk. as to collect the application form.
  • All payment shall be made in A/C Payee cheque or Bank Draft or Pay-order or Cash in favour of Jubok Housing & Real Estate Dev. Ltd. The Allottee must have to pay the installment within the first seven days of the opening month. Incase of delay of payment beyond due date,  Allottee has to pay 100 Tk. as for delayed charge besides the every installment.
  • For the discontinuity of the stipulated installment for 3 consecutive months, the housing authority possesses the rights of cancellation or imposing delayed charge or reshuffling the installments over the Allottee.   Housing authority may issue reminders to the Allottee for delay in payment beyond due date.
  • Builder will hand over the plot after the full payment by the allottee.
  • Within the 30 days of the paid booking money a) Both party will accomplish the deed by signing on the non-judicial stamp ( Allottee will pay the 150 Tk. stamp fees) b) Allottee will have to collect the pass book.
  • Allottee will receive the registered sale deed after the full payment of the plot.
  • If Allottee desires to make a one-time payment will be facilitated with the substantial discount.

Transfer of ownership
Incase of lifetime absence of the registered allottee, the nominee will enjoy the rights of the stipulated allotment as well as of the paid amount according to the signing deed. The nominee must have to submit the death certificate along with other written documents and applications within sixty days from the death of the allottee.

Issuing Duplicate Pass Book
Incase of re-issuing the pass book with the proper reasoning, Allottee has to apply with the copy of the paid receipt along with 200 Tk. Pass book will be issued within two months after the application.

Cancellation & Handover
Incase of discontinued cancellation or of willingly cancellation, the allottee has to apply in the prescribed form along with 200 Tk. and the paid receipts. Amount will be refunded after the commencement of the project.

The allottee will enjoy the opportunity of handing over his/her own plot to anyone in anytime. Jubok Housing & Real Estate Dev. Ltd. will assist during this hand over.

Refund
For any reason which is beyond the control of Jubok Housing & Real Estate Dev. Ltd. like natural calamities, political disturbances, strikes, riots, war, economic conditions, Acts of God, etc., the company may be bound to abandon the project. In such an event Allottee will get the full refund already paid by her/him.

Company's Right
The company may make minor changes in the designing both Architectural and Structural of the project if it becomes necessary for the benefit of the allottees. Jubok Housing & Real Estate Dev. Ltd may make limited changes in the specification and facilities for overall interest of the project.

Utility Connection
Jubok Housing & Real Estate Dev. Ltd will initially pay security deposit for Water, Sewerage, Electricity connection and other incidental expense  to the concerned authorities on Allottees' behalf. Allottee will return the same amount of money proportionate to his/her share to the housing authority.

Management
The Allottee must agree to become a member of the Owner's Co-operative Society that will be formed by the owners of the spaces for the management of common services such as utility connection, pumps, security, compound, etc. Each allottee must initially deposit a specific amount in the Reserve Fund of the Association or Company for the future management of the project area.

Admonition
It is strongly advised to the allottee not to exchange any amount without the concerned authorities of Jubok Housing & Real Estate Dev. Ltd. Any sort of exchanged amounts must include the necessary receipts and supporting.
